We do preventative maintenance / service contracts for residential and commercial customers, rental property owners too. Our contract customers get preferred status when we’re busy and they also receive discounts. It’s a good idea to check the cooling components and operation (motors, capacitors, contactors, refrigerant levels, etc.) before the real heat hits. The same for the heat before cold weather rolls in.
We replace air filters, thermostat batteries, treat the drain line to prevent clogs and do/check all those little things that head off equipment failures before you’re stuck with the heat, the cold or water on your ceiling. It’s also very helpful to be informed on the age and condition of your equipment so you can plan for the future. Who doesn’t want to know when their 25 year old furnace is in rough shape, well beyond its life expectancy and they should prepare for the expense of replacement in the next few years?
Residential service contracts are usually set up for 2 visits a year; one to check the cooling in the early spring and one to check the heating in the early fall. Commercial contracts are usually set up for 4 visits a year; spring is a detailed focus on the cooling, fall is a detailed focus on the heating and the other two visits in between those are usually mostly to replace air filters, check blower belt adjustments, check for proper operation and check on any specific concerns from the owner or employees. Commercial filters typically get dirty much faster than residential ones and you need to keep a close eye on blower belts to maintain proper tension and adjustments to prevent failures.
